Rental Policies
Age Requirements
You must be 18 years or older to rent any of our cabins (legal photo ID required upon request). Persons of the rental age or older are not permitted to make reservations on behalf of younger guests (including, but not limited to, parents booking for under-aged children, and acquaintances 18 years or older booking for other under aged guests). Renter must be present at the lodge for the reserved dates.
Registered Guest Responsibility
Guests hereby authorize Big River Escape Riverside Cabins to charge any expenses related to the repairs or cleaning of the unit beyond normal wear and tear or related to any theft or vandalism of any property from the unit to the guest’s credit card on file. Property will be replaced at current retail value plus a $50 service fee. An inventory of cabin property is taken prior to check-in and after check-out. Upon arrival, we ask you to inspect the cabin for any damages and report any problems within 2 hours of your arrival. If items are not reported in the allotted time, you will be charged for any damages that are found at the check-out inspection. The registered guest is responsible for all facets of the rental agreement.
Check-in & Check-out
Check-in is 4:00 p.m. or later. If you are going to check in later then 6:00 p.m., please call ahead. The cabin will be cleaned and inspected prior to your arrival. Your cabin will be left unlocked and 2 sets of keys will be on the table. If you notice any problems upon checking in, please let us know right away to avoid any damages being charged to your account and so we can correct the problem as soon as possible.
Smoking and vaping are prohibited inside the cabins. Evidence of smoking will result in a $200 minimum professional cleaning charge to the credit card on file. No exceptions. You are welcome to smoke outside or on the decks/porches. Please do not use the railing or deck as an ashtray. Please do not throw or put cigarettes on the ground or in the firepits. There are ash trays and receptacles throughout the property.
Cabins have a septic system. Do not place anything in toilets other than human waste and toilet paper (no paper towels, wipes, diapers, or feminine sanitary products). If the system becomes clogged, the credit card on file may be charged.
No deep fryers or grills are allowed in the cabin or on the porch. Using a deep fryer or grill in the cabin will result in a minimum $200 charge to the credit card on file.
- Do not place clothing or other items on the heaters.
- Please place sheets on the futons before sleeping on them.
- Candles and open flames are prohibited inside the cabins.
- We provide the first set of toilet paper and garbage bags only. After that, these are the renter’s responsibility.
Check-out is 10:00 a.m. Check-in and check-out times are strictly enforced so that we can make sure that each cabin is ready for our incoming guests. Late check-outs will result in additional fees for each guest overstay without permission. When checking out, leave the keys on the kitchen table with your payment and lock the doors. Lost keys will be charged $25 per key. If you do not leave payment upon your departure, you hereby authorize Big River Escape Riverside Cabins to charge your credit card on file.
Please leave cabins as you found them when you arrived.
- All dishes, pots, pans, silverware and kitchen utensils must be washed, dried and put away. The stove/oven should be left in clean condition and the refrigerator should be left cleaned and free of food.
- All trash in cabins and on property needs to be placed in bags in the outside trash and recycling dumpsters, and the property should be left neat and in order.
- All windows should be closed.
- Check the refrigerator, bathrooms, and bedrooms carefully for your personal items prior to check-out. Big River Escape Riverside Cabins will assume no responsibility for loss or damage to guests’ personal effects during the rental period. Upon request, guests’ personal items left at property will be mailed to guests at a charge of $10.00 plus shipping. Items left longer than 30 days will be discarded by Big River Escape Riverside Cabins.
- Please hang the door tag with the red side out so our cleaners know the cabin is vacant.
- Upon check-out, any vehicles left on property will be towed off property and charged to the credit card on file.
We reserve the right to charge your credit card for any damages or excessive cleaning, soiled dishes left in the sink, and/or cabin content in disarray from your stay. If excessive cleaning is required, an additional $50 dollars per hour (1 hour minimum) will be charged to the credit card on file.
Occupancy & Rates
All of our cabin rental rates are based on a standard occupancy rate. In those cabins that allow for more guests, additional adults and children over 4 years of age are $10 per day. Please limit the number of guests to the maximum occupancy of the cabin and to the number of paid guests included in your reservation. All persons, including children, are counted toward the maximum occupancy of a cabin. If extra guests are found, you will be charged for any additional guests not registered and you may be asked to leave should you exceed the maximum occupancy of the cabin. If more beds are slept in then are paid guests, you will be charged for additional guests.
Credit Cards Accepted
You must reserve your cabin with a credit card. We accept: Visa, Discover, American Express, and MasterCard. A 3% convenience fee applies to any credit card transaction. All rentals are subject to Wisconsin sales tax and local city and/or county taxes.
Cancellations & Refunds
All cancellations less than 24 hours of scheduled stay will be charged the full amount for the stay. No shows are considered cancellations.
We are not responsible for mechanical failures of non-essential or luxury items, including, but not limited to televisions, cable television, 5G Wi-Fi, air conditioning, or any other appliance that fails to operate properly during your stay. We reserve the right to subcontract work to be performed at the earliest date possible and will react as quickly as possible to restore any amenity, but do not guarantee complete restoration during your stay. No refunds or rent reductions will be given for mechanical failures, or for disruptions of any utilities including, but not limited to, power, water, Internet, and cable outages, etc., or any “Act of God”, which are beyond our control. We are not responsible for government closures due to a pandemic. There will be no refunds if a local establishment (restaurant, bar, etc.) is closed by mandate of the local, state or federal government.
Unknown construction or road noise near our properties is beyond our control. If you experience noise during your stay, no refunds or relocation will be made. If a guest is disappointed or unsatisfied with a cabin due to differences in taste according to décor, accommodations, location, etc. and declines to stay at the cabin, this will be considered a cancellation and no rent reduction or refund will be issued. No refunds will be made in the event a person is required to vacate the premises because of disruptive conduct or failure to follow our rental guidelines and policies.
Parties & Quiet Time
The cabins shall be used for recreational purposes only in a non-offensive manner. No use shall be made which is unlawful, improper, noisy, offensive or contrary to the Laws of Wisconsin or local town ordinances. Loud, unruly parties will not be tolerated. Quiet time is from 11:00 p.m. to 7:00 a.m. There are full-time resident neighbors that live near the cabins. Neighbors have been advised to contact us in the event of problems that arise. Violations will result in everyone being asked to vacate the premises, and if necessary, police will be contacted to help facilitate this.
Illegal Drugs
Possession of any illegal substance in any area of the property is prohibited. Big River Escape Riverside Cabins reserves the right to tell guests to vacate property if illegal drug use is suspected. Local law enforcement can be called upon for assistance and legal charges could result. No refunds will be issued.
Fireworks
Fireworks are prohibited on the Big River Escape Riverside Cabins property.
Parking
The maximum number of parking spaces per cabin is two. Parking is available to the north of the pavilion behind Buck (cabin 6) and behind Eagle, Catfish, and Fox (cabins 1,2 &3) on 20th Street. The area between Catfish and Fox (cabins 2 &3) should only be used as a loading area and not for parking. Be sure to park your vehicle so it is not projecting into the roadway. Trucks, SUVs, and vehicles with trailers should park along 20th Street next to the fence parallel to the road. There is also parking at the end of the fence off 20th street on the gravel at the end of the Badger (cabin 7) and in between the Badger and the maintenance building. Please do not park anywhere on the grass.
Trash
Trash and mixed (plastic, aluminum, tin, paper) recycling dumpsters are located at the rear of the property behind Crane (cabin 4) on the other side of the small brown woodshed.
Firewood
Fire pits are located in the courtyard and by the Badger cabin as well as the camper sites. Firewood is available for $10 for a small wagon and $20 for a large wagon. Wagons can be found in the woodshed at the back of the property or in the courtyard area. Please place cash in the payment box in the woodshed or in the registration box. Firewood can also be added to your reservation charge by writing down the total sizes and loads on the registration form in the cabin.
Pets
We love pets and welcome your pets to share in your family vacation experience. We charge $10 per pet, per night. An additional pet fee of $10/pet per night will be added to your reservation and a recent vaccination record will be required prior to any pets permitted on premises. Pets are not to be left alone in the cabin unless crated. If you leave a pet unattended and the pet upsets other guests due to excessive barking or noise, Management will provide one warning. If a second complaint is made, the pet must be removed from the cabin or all guests must leave. There will be no refunds issued if you are required to leave because your pet disrupts other guests. If any damage occurs to the property as a result of your pet, you are responsible for paying for it. Please let us know of any damage before your departure so that we can begin working on scheduling repairs and provide you with the cost of the repairs. If fleas are present after check-out, you are responsible for any extermination fee. Pick up and dispose of your pet’s droppings. There are bags and a scoop located on the telephone pole between cabins 4 and 5.
Deep Fryers/Grills
No deep fryers or grills are allowed in the cabin or on the porch. Deep fryers must be used in an open area away from anything that could catch fire. Using a deep fryer or grill in the cabin will result in a minimum $200 charge to the credit card on file to deodorize the cabin.
Gas grills are provided for all cabins. For fire safety, all charcoal grills are prohibited on decks and porches. If you have questions about grill operation, please contact management. When using charcoal grills, be careful to properly dispose of coals to prevent fires. Please clean the grill after you use it.
Canoes, kayaks, SUP boards and E-bikes
Canoes, kayaks, SUP boards and E-bikes are available for rent. Please call for rates and availability.
Guests may engage in their own recreational activities (hunting, fishing, hiking, swimming, snowmobiling, etc.) at their discretion. Big River Escape Riverside Cabins and its agents are not responsible for injury or damage to the guest or guests’ property when engaging in these activities.
All guests must use proper safety equipment while using water toys and e-bikes rented from Big River Escape Riverside Cabins. The river has strong undercurrents and can be difficult to navigate, even for experienced swimmers. There is no lifeguard or medic on staff. Children must be supervised by a responsible adult at all times. Any child 10 years of age or younger must wear a life jacket when on the Big River Escape dock or near the water. There are life jackets and helmets available for guests, however, Big River Escape Riverside Cabins assumes no responsibility for the fit or function of the life jackets or helmets available. Guests assume the risk of injury, death, or other losses related to recreational activities or use of the premises and will hold Big River Escape Riverside Cabins and its agents harmless therefrom.
Liability Waiver: Guest assumes the risk involved with the use of any canoes, kayaks, SUP boards, E-bikes or other equipment available and agrees to hold harmless and indemnify Big River Escape Riverside Cabins and its agents from any and all claims and liability of any nature which may arise by reason of the use of the same guest or others using the same during guest’s occupancy. Guests assume responsibility for all visitors during the reservation time. Guests shall be held liable for repair of all damages/misuse of the rented equipment.
Bugs
Please be aware that you are coming to stay along the Mississippi River. While we have our cabins treated on a regular basis, it is likely that you will see bugs during your stay. We are not able to refund your reservation if you see bugs or spiders during your stay. Trash left outdoors invites animals in the area to go through it. Please secure your trash in the provided trash containers.
Game Cleaning
A climate controlled Game Cleaning room with running water, sink, table, freezer, and trash can is located inside the maintence building. Please do not clean or store game in your sleeping cabins.
- Place all remains in a well-sealed bag before placing them in the freezer.
- Limit the amount of water that gets into the trash can as this will limit foul odors.
- Hose down the Game Cleaning room after use.
Hunting
Hunting on the property and discharging firearms is prohibited.
Weather/Power Outages
Although not an often occurrence, bad weather conditions may result in a power outage. If the power goes out, you will not have running water as the water is supplied through an electric well pump.
Weddings/Events
If you intend on even the smallest gathering, we must be informed, and the proper procedures followed, due to liability. If you would like to plan an event, Big River Escape Riverside Cabins must be notified. If we are not notified of a wedding or event details (e.g. the number of guests, times lines, etc.) we reserve the right to ask guests to immediately vacate the premises. If there are any misrepresentations of a wedding or event details, we reserve the right to ask guests to immediately vacate the premises. At no time will campers or tents be allowed to park on the property unless authorized by management.
Booking Your Next Stay
Please be sure to book your next stay while you are here if you want the same dates for next year. If you do not book for the following year, your dates will be opened up for others to book.
Liability Waiver
Guests agrees to assume all responsibility for any accidents, injury or damage that may result in or about the premises, to persons or property (including those of Guests’ visitors), and that Big River Escape Riverside Cabins and its agents shall not be held liable, or responsible for such injury, accident, or damage occurring on the property and the guest agrees to hold the Owner/agent harmless from any and all claims and liability of any nature which may arise by reason of the use of these facilities. Guests assume responsibility for all visitors during the reservation time. Guests shall be held liable for repair of all damages/misuse of the facilities.
We reserve the right to change rules and policies as needed. The rules and policies in our cabins are not as detailed as the rules and policies shown in this document. Please make sure you read and agree to the rules and policies on this page before making a reservation.
Your verbal authorization at the time of reservation, making an online reservation, payment of money and/or taking possession of the property is evidence of your acceptance of our policies and your intent to use the property as a rental.
